Self Help

Always consult a lawyer in the sale or purchase of your real estate investments. Local, provincial, state and federal laws may vary from area to area. A local law firm will know the in's and out's of the real estate transactions.

Realtor's can also aid you in the purchase or sale of your new home. Although they require a commision, usually from the seller, this fee can be well worth the investment. Check your contract fully to ensure you know when you can change Realtor's, pull your home from the market if you decide not to sell, and what penalties may arise if you want to fire your Realtor.

Check the value of other homes in the area, at least compare it to other homes of the same square footage.

Check for setup charges of local utilities, cable, phone, internet.

Always check the last years utility bills, and the last years taxes.

Usually you will want to make an offer subject to financing, and inspection by a certified inspector. Have an inspection done ASAP after you make the offer.
